The Broker, and co-owner, Rick Morielli, is a Canadian licensed in Arizona with over 20 years of Real Estate experience in Canada, 15 of those years as a principal Broker and owner of his own firm. Rick's wife Andrea, a co-owner of Can-ix, has spent the last 4 years in Arizona working in the Land Development Field; first as a Project Manager for one of the premier Engineering firms in the valley, then as the Engineering Plan Review Manager for the City of Avondale. As of 2010, Andrea will be working for Can-ix full-time as the VP of Operations. Through contacts that both Rick and Andrea have in the community, they are well positioned to see the Real Estate market not only as it exists today, but also what's on the drawing board for tomorrow.

Is now a good time for Canadians to buy?
Nobody can predict where the market will be one, two or even three years from now with any certainty. The Loonie has been on a roller coaster ride this past
year, over par with the U.S. dollar to just over 80 cents at the close of 2008.
Although exchange rates can present some challenges, Can-ix has some viable
solutions. We have contacts that provide the best exchange rate possible as well
as investment tactics that help mitigate exchange loss.
Many Canadians don't know that the vast majority of mortgages in the U.S.
are fully open. That means you can pay off your mortgage at any time without
interest penalties or bonus payments. Although many of our clients have paid
cash for their homes, another option is to put 25% down and wait for the Loonie
to recover. Can-ix has excellent contacts that will gladly give our clients great
rates on U.S. mortgages.
The single most dominate factor in the greater Phoenix Real Estate market right now, are forclosed, bank owned homes. Also know as REO's (real estate owned)
The easy credit markets of a couple of years ago led many people to buy homes
way over their means and many bought multiple properties as investments. The
thought then, was real estate would continue it's wild ride upward. Builders were adding tens of thousands of new homes to the market as well. Of course
nothing lasts forever and the market started to correct itself.
Has the market bottomed?
That's the question everyone wants to know the answer to. Some people believe it has, others see the market bottom sometime in 2009. Different markets have been effected in different ways. The sun belt was particularly hard hit with prices in the Arizona market sinking close to 30% over 2008. Of course, not all properties
fell as much and depending on location, some depreciated very little.
What this means to you.
There are some outstanding buys in the Phoenix area right now. The combination
of REO's and heavily discounted brand new builder "spec" homes offer
Canadians an incredible opportunity to own a home in the sun.
We have seen brand new homes sell in the $50.00 per sq. ft. range, lot, warranty,
included. These are fully detatched single family homes in good areas.
One of our clients recently bought a brand new builder warrantied home, over
1700 sq. ft. with 3 bedrooms, 2 full baths, double car garage for $102,000.00.
He added a custom pool and full back yard landscaping package for $34,000.00
Total price for new home, pool, all landscaping was $136,000.00. Unbelievable
value.
Another of our clients bought a year and a half old home in a master planned community with it's own golf course, rec center, 2 pools, water park and much more. The home was an REO in very good shape with 3 bedrooms plus den,
double car garage, private pool for $106,500.
The deals are out there. In the more upscale market, homes that had previously
sold for one million plus can now be bought in the $300,000.00 to $400,000.00
range.
When will the market recover?
This of course, is what everyone wants to know. The truth is, no one knows
for sure. One thing is certain, at some point the market will recover, prices will
start to appreciate and those who took advantage of this market will prosper.
